1: How will you keep me informed? It’s important to understand what your agent will do for you, and how knowledgeable they are. However, it’s really important to know how (and how often) they will get in touch with you! You want to know that your real estate agent is going to make it a priority to stay in contact, keep you apprised of what’s going on in the sale or purchase of your home, and pay attention to your needs.
2: Can I see your references? The best indicator of future performance is past performance. Does the agent you’re considering have positive reviews on their linkedin, Facebook page, or blog? Do they come recommended by others? Remember, you want to make sure you’re hiring someone who has a strong vote of confidence from their past clients!
3: Can you give me a CMA for my area? A comparative market analysis, or CMA, will help you understand what others home are listing and selling for in your area. It can also help you understand what features are the most sought after, what changes (if any) you may want to make to your home before listing, and so on.
4: How will you market my home? If you’re looking for a seller agent, it’s important to know how they plan to market your home. A good agent should be able to tell you what resources they have at their disposal, differentiate between their online, print, and other advertising methods, and walk you through their usual marketing plan.
5: What experience do you have? It’s best not to assume when it comes to experience. Ask! A younger looking agent may actually have 5 or 6 more years of experience than an older realtor, depending on when they entered real estate. Furthermore, some agents specialize more in selling than buying, or vice versa. Learning about which cities your REALTOR works in, what types of properties they usually work with, and so on can also be helpful.
6: How will you help me find other professionals? Throughout the course of your home buying or selling process, you will need to connect with many other professionals. This will include finding a home inspector, mortgage broker, and so on. Ask your agent if they have a list of professionals they usually work with, and why they choose to work with these professionals.
7: How much do you charge? Real estate agents will typically charge a percentage of the sale, often between 1%-5%. While you shouldn’t make your decision based on the agent that is willing to offer you the lowest commission price, it is still important to know how much your agent charges.
8: What kind of guarantee do you offer? What happens if you sign an agreement and then find you are unhappy later on? Does your agent offer some sort of guarantee to give you peace of mind?
